Your deposit is only part of the equation. These FAQs explain what can change the cash required at settlement.
What does “funds to complete” mean?
Funds to complete generally refers to the amount you need to contribute from your own available funds so the property purchase can settle after loan proceeds and amounts already paid are taken into account.
Is my deposit deducted from the amount required?
Yes. A deposit already paid under the contract is generally credited towards the purchase price, reducing the remaining balance payable as part of settlement.
Do funds to complete include stamp duty?
They can. Depending on how your lender and settlement are structured, land transfer duty and other government charges may form part of the funds required to complete the transaction.
Why can my final settlement figure differ from my initial estimate?
Final figures may change due to settlement adjustments, lender deductions, updated council or water charges, duty calculations, registration fees or other transaction-specific amounts.
Should I include lender fees in the calculator?
Include any lender or finance costs that you expect to be deducted from the loan advance where those deductions reduce the amount actually available at settlement.
When will I know the exact amount I need?
The final amount can generally be confirmed closer to settlement once adjustments, lender funds, duty and other outstanding settlement figures have been finalised.
